Polyaspartic garage floor in Thornton, CO

Why polyaspartic works here

Polyaspartic is a polyurea-based coating that cures much faster than epoxy and does so at much lower temperatures. Where many epoxies struggle below 50 degrees, polyaspartic can be installed on slabs down into the 30s and 40s with proper conditions. That stretches the installation season well into fall and lets us work on mild winter days. It is also UV stable, so it will not yellow under strong high-altitude sun.

The one-day floor

On a typical one-day job, we start early with grinding and repairs. By late morning the base coat and flakes are down. Within a couple of hours, we scrape, vacuum and roll the topcoat. You can walk on it that evening and usually park the next day. Compared with a multi-day epoxy job, that is far less time with your car parked outside in the cold.

Flexible and tough

Polyaspartic remains slightly more flexible than epoxy. On slabs that move with expansive soils and temperature swings, that flexibility helps the coating ride out small movement without cracking. It is also highly resistant to abrasion, chemicals and de-icing salts.

Skill makes the difference

The fast cure that makes polyaspartic convenient also makes it unforgiving. Working time can be short, especially on warm days. Experienced crews mix small batches, work in a planned sequence and keep wet edges. Prep cannot be rushed either; grinding is just as important as with epoxy.

Hybrid systems

Many of our floors use an epoxy base for thickness and adhesion, then a polyaspartic topcoat for UV stability and fast return to service. For pure speed in cold weather, we may use polyaspartic for every layer. We recommend the system based on your slab and schedule.

Where we install it

  • Garages that need to be back in service quickly
  • Fall and early winter projects
  • Mudrooms and entryways that see snow and salt
  • Commercial spaces with tight downtime windows
  • Covered patios and porches

Cost and value

Polyaspartic materials cost more than epoxy. But shorter labor time, a longer installation season and better UV resistance mean many homeowners find it the best long-term value.

Care

Squeegee out meltwater, rinse salt film and mop with a mild cleaner. Put pads under kickstands. Annual inspections catch any chips early.

Planning a fall installation

Late summer and fall are the busiest months for garage coatings as homeowners try to finish before snow. Booking a few weeks ahead helps us find a dry, mild window. On installation day, we will ask you to clear the garage completely, including shelving if we are coating under it. We leave the door slightly open or run fans for ventilation, and we close up and add heat when temperatures drop. By the time the first storm rolls in, your car will be parked on a sealed floor that shrugs off slush and salt. If an early storm interrupts the schedule, we simply move to the next good day rather than coating in poor conditions.

Ask about adding a matching mudroom or entry floor on the same day. Because polyaspartic cures so quickly, small add-on areas fit easily into the schedule.
