Solid gray epoxy garage floor in Thornton, CO

The real enemy is brine

Most people assume cars and tools are the hardest thing on a garage floor. Here, it is the water that drips off your vehicle all winter. Road crews spread magnesium chloride liquid and salt mixes before and during storms. That brine clings to tires and wheel wells, melts in your garage and soaks into the concrete. Chlorides attack the paste and corrode any steel close to the surface. Freeze-thaw cycles finish the job by flaking off the top layer. A sealed epoxy floor keeps brine on the surface, where it can be pushed out the door.

Preparation for older, salted slabs

Salt-contaminated concrete needs extra care. Before grinding, we scrub and rinse heavily stained areas to pull out surface salts. Then we diamond grind the entire floor to remove weak, contaminated material and open the pores. Spalled patches are filled with epoxy mortar or a fast-setting repair compound and ground flush. Control joints are cleaned and filled so slush has nowhere to collect. Only then does coating begin.

Building the system

Primer

A penetrating primer soaks into the ground concrete and locks down any remaining dust. On slabs with marginal moisture readings, we use a moisture-tolerant primer.

Body coat

A thick, high-solids epoxy layer gives the floor its color and impact resistance. Thickness matters: thin kit coatings wear through quickly under salt and studded tires.

Topcoat

A polyaspartic or urethane topcoat adds chemical resistance against de-icer, UV stability against high-altitude sun and abrasion resistance against grit.

Texture for icy shoes

Glossy floors and snowy boots are a bad combination. We add fine aggregate to the topcoat in walkways and near entry doors, or across the whole floor if you prefer. It provides grip without making the floor hard to mop.

Choosing a color

Medium grays are the most popular choice here because they hide road grime between cleanings. Tan and beige tones complement brick ranch homes. Lighter colors brighten tuck-under garages with small windows. Many homeowners add flake for even more camouflage; see our flake flooring page.

Drainage and slope

Most garage slabs slope toward the door, but settlement on expansive soil can create low spots where slush pools. We can float a self-leveling or troweled mortar to correct minor low areas before coating, so meltwater flows outside instead of sitting under your car.

Cold-weather scheduling

Epoxy cures slowly below about 50 degrees. In spring and fall, we schedule warm afternoons or use heaters to bring the slab up to temperature. For winter installs, polyaspartic systems are often the better fit. We always measure slab temperature, air temperature and dew point before mixing.

What the floor can handle

  • Magnesium chloride, rock salt and snowmelt
  • Motor oil, antifreeze and washer fluid
  • Hot tires after summer drives
  • Dropped tools, bikes and ski boots
  • Floor jacks with a protective pad

Care through the seasons

During winter, squeegee meltwater out after storms and rinse dried salt film every few weeks. In spring, give the floor a thorough mop with warm water and a pH-neutral cleaner. In summer, sweep and enjoy a floor that looks like new.

Questions

Will hot tires lift the coating?

Not when the slab is ground and the system is thick. Hot tire pickup is a DIY kit problem.

Can it go over an old painted floor?

We grind off old paint or coatings first. Coating over them invites failure.

How long does it last?

With good care, ten to twenty years or more, with an optional topcoat refresh along the way.
